This large acreage, riverfront property is old school Frio River at its finest, with the house sitting just steps from the rivers edge. The covered back porch is set up for both relaxed outdoor seating and al fresco dining as you enjoy a sunrise cup of coffee or sunset cocktails. A large smoker in the backyard allows the grill master to soak up the river views too.
The outdoor entertainment area starts with an outdoor fire pit, ideal at night for star gazing or roasting s'mores. There's another primitive campfire down by the river, as well as a big smoker, horseshoes, tetherball and corn hole, which is fun for all ages.
The majestic river views from this one level, riverside retreat is filled with comfortable furnishings, easy flow home with exceptional outdoor riverside entertainment area. The house is surrounded by massive trees that provide cool shade from the sun, with a lush tropical palm tree. The backyards focal point is an ancient, old growth oak tree that towers over the outdoor games, picnic table & chairs.
Inside, the original retro kitchen has a nice floor plan, with a small kitchen table and plenty of counter space., The dining room seats six and has plenty of built-ins. There's also a romantic set of table & chairs under the vine covered canopy trellis off the master bedroom for private seating area. Theres also another small porch just big enough for only one person to enjoy the tranquility of outside birds and deer off the master bedroom.
The handsome living room has vaulted ceilings, with a large, flat screen tv and upscale, leather furnishings. Pretty french doors lead directly outside to the covered back deck that has views of the lush green lawn, massive oak & cedar trees and of course the Frio River, which is sure to please everyone. Theres plenty of parking, front yard mountain views and spectacular river frontage on both sides of the Frio River that make this home especially desirable.
After all day playing in the river, recharge in one of the four (4) bedrooms, which includes a master bedroom, with private bathroom and two additional, nice sized bedrooms and another bathroom.
The best feature of the home is the fantastic views! Great living room, with french doors leading to a covered deck. 3 bedrooms in the main house and separate attached bunkhouse. Super huge, rustic Bunk Room that leads directly out to the river, with separate outside entrance. Inside there are solid built, extra large bunk beds under the 25 foot vaulted ceiling and a cool, concrete floor. Step outside to the rolling grass lawn leading down to a riverside hammock and fire pit that makes for a super cool place for relaxing.
Swimming Hole is an outstanding choice for those seeking an extraordinary riverfront vacation experience!
April, 2024 - "This was a good location for our family trip. There is easy access to the Frio with lovely Cypress trees shading the river. There is a hammock and a fire pit down by the river entrance. In the backyard there is bbq, cement cornhole set up, horseshoes, a tire swing, and areas for volleyball and tether ball. Most of the rooms are however are dark (which can be a good thing). A fan is helpful as well. Key pick up & drop off is ~25 minutes away in Concan. We did not have cell service, but the wifi was strong and were able to communicate via that method. TV cable was not set up, so if you plan on watching something, bring a firestick. It’s not a fancy place, but overall it fit our needs for the weekend and worked out perfectly. The access to the Frio is solid."
July, 2023 - "This property has river access and had water when parts of the river didn’t for floating. Very nice to be able to walk out and go get cooled off in the river. Beautiful scenery! House works perfect if you have quite a few teens with you. They had their own area in the bunk house with plenty of beds and space. Would stay again."

July, 2022 - "This place is magical! We enjoyed it so much last year and this year was even better because we had time to stay longer. The water is definitely there, and my grandkids literally spent every minute they could in it, going between the paddle boat and the rope swing. The canopy of trees across the riverfront area means that it’s always cool on the banks, even when the temperature is hitting triple digits. We spent a lot of time relaxing in our comfy chairs down by the water. The water is so pristine; cold and very clear. At night we enjoyed the lovely lights and made use of the fire ring to make s’mores. The house is spacious and comfortable, and the kids had fun staying in the bunkhouse. There were a few minor maintenance issues that were handled in a timely manner by the staff. The management is always friendly, cordial & polite. This year we ventured out to nearby Garner State Park for the nightly dance. So fun! Even if you don’t dance it’s a great time listening to Texas Country music on their sound system. We already have our time reserved for next year!"
July, 2022 - "This house was perfect for us to being all of our grown kids and our grands to spend the week together. We had all ages entertained and engaged and not stuck in their phones. A couple of ceiling fans on the back deck as well as in the bunkhouse and bedrooms would not go amiss. We had to go and buy some box fans to really get the air moving in the bunkhouse. Otherwise we really enjoyed our stay."

September, 2021 - "The house could use some updating, but it was clean and comfortable and met our needs. The river area is spectacular! They have a large private riverfront area, and we enjoyed swimming, paddle boating, and fishing. There are beautiful lights there at night by the water, and we made ample use of the fire pit down there for nightly s’mores. There’s a volleyball net, horse shoes, a rope swing, and a bean bag tossing game. But we were all too enchanted with the river to do those activities. I’ve already reserved the place for several days next summer!"

" The house was clean and beds were comfortable. The kitchen had all we needed. As we stayed in the winter, we didn't get in the water but used the kayak provided to paddle around. The listing indicates the property extends past the other side of the river. However, we could not find a way to access this short of swimming across the river. Just a heads up if you are expecting to use the whole property."

"We enjoyed the property, especially the river and beautiful yard with volleyball, etc. There were plenty of picnic tables and lounge chairs. The house has a great layout had more storage for our groceries and other items than we've ever had before in a rental. But the utensil and large pots and pans were sparse. They brought us some new ones on Thursday so the good news is that if you tell call Frio Fun, they will respond quickly. When we first reserved the property the listing said the main bedrooms had 2 Full size beds and 1 Queen size bed. But we were pleased to find a Queen in each room. Yet the linen package we purchased didn't include any fitted sheets so that was a challenge. The bunks in the bunk house were really high so we were afraid to let the youngest, our 8 yr old, sleep on a top bunk even though he wanted to. Also the shower curtain in the bunk house bathroom was not long enough so water came out on the floor every time someone showered. And then we had the commode issue in the bunk house. That was a 24 hour inconvenience, especially since it encompassed a night. But once we reported it was repaired as quickly as possible. We appreciated that. We have plenty of experience with vacation rentals so know there are always issues. But our group said they wanted to come back to this property again and that's a first. Unfortunately we alternate between the Frio and the beach so will not get back to the Frio until 2021. But hopefully I can secure Swimming Hole as soon as you open the July 2021 calendar next summer."
