This is a Heritage property with the family owning the land since 1976. The house was built as a culmination of staying in many different vacation homes over decades, taking all the best ideas to ensure Heartrock is perfect vacation destination for family and friends.
Sit and relax on the welcoming wide, full length covered front porch with quality built rocking chairs to view the local wildlife. Escape to the private, backyard with custom white rock fire pit, horseshoe pit, tetherball, outside shower, outdoor lighting and wooden picnic table. Best of all, enjoy dining on the covered back porch with tables and chairs and there is also an outdoor overflow refrigerator.
There's a separate outside entrance that leads to a charming screened-in back porch, with wide seat rockers for serious relaxation and to watch the kids playing outside. On the side of the house you'll find a rustic outdoor shower. Look for the tree lined path that leads from the house to River road so your group can be picked up & dropped off by Andy’s to float the Frio River.
Inside you’ll find soaring 30’ ceilings, floor-to-ceiling white rock fireplace and wide plank wood floors. There are 2 well appointed, ensuite bedrooms downstairs and a large, bunk room and bathroom, while upstair there is a large, 3rd bedroom upstairs with (4) custom, built-in double/double bunkbeds and upscale, large bathroom with beautiful tile shower.
The heart of the home is the well laid out kitchen that is designed for ease of flow. A dramatic chandelier vaulted ceiling provides sparkle, with custom cabinetry, double oven, granite countertops and bar stools, plus all the bells & whistles like blender, microwave, Keurig & pot coffee makers and custom designed Heartrock glassware. All new stainless steel appliances, massive custom vent hood and all new cooking utensils make meal times a pleasure to prepare.
The dramatic, open concept kitchen, living room and dining room has ample sun light from lots of windows, a dramatic ceiling skylight and screened in back porch with casual, comfy seating just off the living room. The kitchen has granite counters, custom cabinets, stainless appliances. Easy flow for multiple cooks, with a bar for an additional 4 at the counter.
The living room has leather sofas and large smart TV, with a large, custom dining table for dining and games. There is also a separate pantry for all your food and a discreet washer/dryer hidden behind a door. There are 2 well appointed, ensuite bedrooms downstairs with pretty decor, matching bedding, wood shades, wood floors and thoughtful benches for suitcases.
A pretty staircase overlooks the living room and upstairs there is a beautiful, well appointed and spacious bunk room, with custom built-in double bunkbeds and upscale, large bathroom, with gorgeous tiled shower.

September, 2022 - "I was pleasantly surprised when we pulled up in front of the house it was well represented by its photos. The kitchen was completely stocked with high end gadgets and cookware. Both bedrooms downstairs had their own nice bathroom the beds were very comfortable. The bunk room was very impressive all of the beds had full-size mattresses on them, it would be a great place for large families. The location was very close to hippie chicks outdoor bar and restaurant which was very nice and very close to the river. I would go back again."
July, 2022 - "The house is beautiful and even nicer than the pictures show. The location was great and the outside area was perfect for cornhole and grilling. The kitchen was perfect with the large bar area. We had a large party with us (3 families) and there was plenty of room for everyone and plenty of parking. My only complaint is regarding the linens. First, the listing didn’t mention that linens weren’t included and I only found out when I read the contract after making the reservation and making a payment. I opted to pay an additional linen fee for sheets, pillowcases and towels but once we arrived we found that we were only given flat sheets to use in place of fitted sheets for all 10 beds. I was advised that fitted sheets weren’t available through the company which handled the linens. It would have been nice to know up front so we could have made other arrangements to bring proper bedding. Also the quality of the linens (both sheets and towels) is very poor. Basically low hospital quality. Bottom line… the house was wonderful and I would highly recommend but I wouldn’t suggest paying for the linens. Just bring your own."

This is a beautiful house with plenty of room for kids to run around, big meals to be prepared and enjoyed, and a fire pit out back to enjoy s'mores, a cold beer, and a sky full of stars above you. Nanette and the Frio Fun team were great to work with, as well. We will consider staying at Heartrock again!"

Our kids had a blast at the River and made memories to last a lifetime. We will be back soon. The only thing I would recommend is that you offer prepaid firewood to be available for family’s.
